How to Install Roof Screws to Help Prevent Leaks

Has your roof been installed, but water still seeps into your home when it rains? Don't just inspect the roofing sheets! Even though they are small, screws can also cause leaks if they are selected or installed incorrectly.

If you're building or renovating a home or villa in Bali, let's explore the common causes so you can take steps to prevent roof leaks from the start!

1. Screws Are Installed Too Loosely

Screws that are not tightened sufficiently can leave gaps around the installation points. When it rains, water may seep through these gaps, especially if the joints are not properly protected.

Therefore, screws must be installed according to the manufacturer's instructions to ensure the connections are properly secured.

2. Screws Are Installed at an Angle or Overtightened

Screws installed at an angle may prevent the area around the screw hole from being properly sealed. Conversely, overtightening screws can also damage the roofing sheets or their sealing components.

For metal roofing materials such as Trimdeck or spandek, pay attention to screw positioning and the condition of the sealing washers to help minimize the risk of leaks.

3. The Wrong Type of Screw Is Used

Not all screws are suitable for every material. Screws used to connect lightweight steel framing profiles serve a different purpose from those used to install gypsum boards.

For Bali Lightweight Steel applications, use screws suitable for the profile type and structural connection. Meanwhile, gypsum screws are designed to attach gypsum boards to Bali Ceiling Framing systems, not to replace specialized roofing screws.

Choosing screws according to their intended function helps ensure proper connections.

4. The Washer or Sealant Is Damaged

Some types of roofing screws come with sealing washers that help prevent water from entering through the screw holes. If a washer becomes worn, cracked, or damaged, its protective performance may be reduced.

Certain joints may also require a sealant suitable for the material and installation method. Inspect these components regularly, especially if the roof has been in use for a long time.

5. The Roof Frame Also Has Problems

Roof leaks are not always caused by screws. A shifted or damaged frame can affect the position of the roofing sheets and their joints.

Therefore, inspections should cover the entire roofing system, including the roofing sheets, screws, joints, and frame.
